COUNSELLING SESSION: We will meet with you to discuss your needs and goals
and to plan a strategy for finding your new property. From this point on, we
will communicate with you every step of the way--responsibly, honestly, and
regularly.

BUYER
AGENCY ALTERNATIVES: We will discuss agency alternatives for both you and
the seller and explain the special services that a Buyer Representation
Agreement offers.

FINANCING: We will arrange a
pre-qualification or pre-approval letter from a lender to identify your range
of affordability and to increase your negotiating strength.

COLDWELL BANKER TEAM SEARCH: We will
alert the team to what you are looking for. They will inform us of any listings
they have that might work for you. We will also enter your requirements into
our computer and search the entire MLS daily for newly listed properties for
you. Our goal is to present you, when possible, with properties as they debut
or before they appear on the open market--no matter what office lists the
property.

PROPERTY SHOWINGS: We will show you
all properties that meet your criteria. We will schedule the showings at your
convenience.

PROPERTY EVALUATION: We will help
you to evaluate features of a property that may affect its current value and/or
its future resale.

PROPERTY DISCLOSURE: We will review
all inspection reports and other documents pertaining to the condition of the
property. We will disclose all physical defects of the property that are known
to us.

REVIEW
OF WRITTEN SELLER DISCLOSURE: We will review the seller's written
disclosure/disclaimer statements with you and consult on any issues of concern.

NEGOTIATION STRATEGY: We will
negotiate the best price and terms for you. We will prepare a negotiation
strategy for the property you have selected, including a written Competitive
Market Analysis on the subject property. We are also available to advise you on
your offering price and the terms of your offer.

OFFER
PREPARATION: We will prepare a written offer on the property you choose to
purchase with terms approved by you. We will present your offer professionally
and, with your review and counsel, represent your best interests in all
negotiations with the Seller.

APPRAISAL CONTINGENCY: We will
explain the option of an appraisal contingency in your offer.

HOME
WARRANTY: We will explain the option of a home warranty plan when
purchasing a property.

INSPECTIONS: We will recommend that
you obtain professional building inspections and will provide you with a list
of such resources.

INSPECTION REMEDIES: We will work
with you to request that the Seller remedy items you specify after a home
inspection on the subject property. We will also help you to interpret the
termite/well/septic inspection results.

FUNDS
REQUIREDWe will provide a preliminary estimate of closing costs and down
payment requirements anticipated in your transaction.

WALK-THROUGH: We will accompany you
on a thorough walk-through of the property prior to closing and will assist you
in dealing with any problems discovered.

CLOSING
THE SALE: We will communicate with you every step of the way. We will
monitor and inform you of the progress of the Purchase Contract as it moves
toward closing. We will be certain that all contingencies and conditions of the
transaction are satisfied prior to closing and that all details are
synchronized to insure a hassle-free, timely closing.

INTERIM
HOUSING: We will utilize Coldwell Banker Forehand's Rental Department to
assist you in arranging interim housing, if necessary.

AFTER-SALE SERVICE: We will contact
you after the closing to follow-up on any remaining details or service
needs.
