-Who can help you stage your home? The Buyer doesn't want to see the way YOU live. They want to visualize THEMSELVES living there. 

-What about advertising? How will you compete with properties listed in MLS and on national real estate websites? When Buyers schedule appointments to see your competition, how will they know your house is also available? 

-When can you make your house available for the public to view? Remember that the Buyer will want to see your house at HIS convenience--not yours. If he's seeing your competition between 10AM and 1PM on Wednesday, how can you insure that your house is included in his itinerary? 

-When someone wants to see your house how do you know that he's financially qualified?  

-Who will show your house to prospects? Is there someone who can have an objective conversation with Buyers about your house? 

-Find out what Virginia law says you have to disclose to the Buyer and what you can keep to yourself. 

-Find out how to use the disclosure forms the State requires of all Sellers--even FSBO's. 

-When a Buyer wants to make an offer, who will handle the paperwork? 

-Who will be the intermediary as you negotiate an offer with a Buyer? Can you be objective? 

-What tools will you use to monitor your Buyer's work with his lender? How will you know what's REALLY happening with the loan? 

-Who will be certain that the closing timetable is met? What will you do to handle any "blips" that come up? How will you know that there ARE "blips"? 

-If there is a problem prior to closing, how will you keep the deal together with the Buyer?
