SELLER SERVICES GUARANTEE

We are committed to offering the highest standards of professional service to all of our clients. To assure you that we will represent you fully and sell your property for you at the best price and best terms, we will do the following. You will have our personal written guarantee that should we not perform these services to your satisfaction, you may terminate your listing agreement with us - no questions asked.

  1. COMPETITIVE MARKET ANALYSIS: We will prepare a current Competitive Market Analysis to assist you in determining the fair market value for your property.
  2. AGREEMENTS: We will review and prepare the listing paperwork and all legally required disclosures and disclaimers.
  3. HOME ENHANCEMENT: We will review with you all enhancements necessary to put your property on the market in its best condition.
  4. ESTIMATED PROCEEDS: We will prepare an estimate of the proceeds you will receive at closing from the sale of your property.
  5. SIGN AND LOCKBOX: We will place a key lockbox and a Century 21 ALL-SERVICE FOR SALE sign on your property.
  6. MULTIPLE LISTING SYSTEM: We will enter the listing information on your property into the Lynchburg MLS to be available to all Lynchburg area Realtors.
  7. REALTOR PROMOTION: We will send color postcards of your property to the top 100 Realtors in the Lynchburg area.
  8. COLDWELL BANKER TEAM: We will review and promote your property to the Centyur 21 ALL-SERVICE Realtors.
  9. OTHER REALTORS: We will aggressively promote your property to other Realtors in the Lynchburg area MLS who sell property such as yours.
  10. INTERNET PROMOTION: We will submit photos and highlights of your property to appropriate WEBSITES including REALTOR.COM, CENTYRY21.COM and LYNCHBURG-HOMES.COM. Your property will be advertised every day until it is sold. Included will be an extensive visual tour of your property.
  11. MEDIA ADVERTISING: We will prepare advertising for other appropriate media including the newspaper supplement REAL ESTATE THIS WEEK.
  12. FEATURE SHEET: We will prepare a professional, color information sheet highlighting the features of your property. Included will be a CD version of the visual tour for each perspective buyer.
  13. VISUAL TOUR: We will prepare a professional Visual Tour of your property that will be presented on WEBSITES and on the Lynchburg MLS. A CD of the Visual Tour will be made available to all prospective Purchasers who tour your property.
  14. CONTACT BUYERS: We will contact potential Buyers we know who may have interest in your property.
  15. CONTACT NEIGHBORS: We will inform your neighborhood of your listing.
  16. REALTOR TOUR: We will schedule your property for tour by interested Realtors.
  17. OPEN HOUSE: We will schedule open houses if necessary to increase exposure to your property.
  18. SCHEDULE SHOWINGS: We will arrange and schedule showings of your property at a time convenient with you.
  19. SHOWING REPORTS: We will phone you with results of showings.
  20. MARKETING SERVICE REPORTS: We will prepare and deliver a monthly Marketing Services Report.
  21. QUALIFING BUYERS: We will request a pre-qualification or pre-approval letter from a financial institution for potential Buyers of your property.
  22. PURCHASE OFFERS: We will review all purchase offers with you and, with your counsel, will represent your best interests in all negotiations with the Buyer.
  23. CLOSING THE SALE: We will communicate with you every step of the way. We will monitor and inform you of the progress of the Purchase Contract as it moves toward closing. We will be certain that all contingencies and conditions of the transaction are satisfied prior to closing and that all details are synchronized to insure a hassle free, timely closing.
  24. PROCEEDS: We will deliver your proceeds check to you upon closing.
  25. RELOCATON ASSISTANCE: We will arrange for a Buyer's agent and relocation services in your new location.
  26. INTERIM HOUSING: We will utilize Coldwell Banker Forehand's Rental Department to assist you in arranging interim housing, if necessary.
